Investment Property Complete

My investment property is now complete, The house is finished and we have our first tennat aboard.

I am happy with the finished result. Now We must relax and maintain the property.

Final Inspection of our Pivotal investment home

Today marked the final inspection of our Pivotal investment home. I  was happy that all the defects had been adequately fixed. The house was looking good. But unfortunately the turf that was laid a few days ago is dying and looks very brown.



 I rang our new property manager, and she suggested to call their Lawn Maintenance Man, Terry and he agreed to water the lawns for an hour on Saturday for $40.

Practical Completion of Pivotal home

Well Today was Practical completion date! At 1.30pm we had a meeting with Pivotal homes to inspect the property, Mostly the house was complete, but with the rain, they had been unable to lay the turf down, and they will still laying the turf today. We also found several small faults which Pivotal homes will fix over the next couple of days

Final days before practical completion


I have been interviewing property managers, but have chosen Jill Lieper from Remax to be my property manager.

The property is almost complete, the fixing stage is complete, and we have been given a practical completion date. I have been busy organizing the building insurance and property management.

The enclosed stage is now completed!


Hi Michael!
We have now reached enclosed stage at your property, Lot 40 Vista Circuit at Bahrs Scrub.  Please see attached invoice.
Photographs will be taken and uploaded into your gallery later this week.
In the mean time, can you please send me a Westpac Progress Payment Authority form for enclosed stage? I will match it with the invoice and forward to Westpac for payment.
Payment is due within 5 working days (as per our contract), so your prompt attention to this matter would be greatly appreciated

Bricks are Up and the Bench top is Down

I went out today to see some good progress on our property, The brick building is going well. I met with some of the Brickies who where building the house it was good to chat.

I’ve just checked the latest construction update and the only thing left to be done on your property before we claim “enclosed stage” is the rest of the brickwork. We should be claiming enclosed stage early next week.

From enclosed stage, completion is about 6 weeks away (weather permitting). It’s important that we have good weather during the period that we are doing your fencing, landscaping and putting the finishing touches on your property because as you can imagine, it’s very difficult to lay turf and put plants in the ground if it’s pouring rain! We’ve had a good run of luck though, and I’m optimistic that it’s 6-7 weeks from completion as of today.

We will complete fixing stage in approximately 3 weeks from now, and that’s when we’ll book in a “practical completion inspection date”. You’ll be given at least 2 weeks notice before this inspection, and you’ll be mailed a letter about this explaining everything that will happen.

Everything is moving along nicely at the moment though – Let me know if you’d like any further information.

THE ROOF IS ON!

I went down to our Pivota Investment home today and found that we have a roof on our investment home.
 This is the Front door of the house.






This is the view of the neighbours property. I am quite pleased with the progress of our property. It is the first time I have been out there and actually seen someone working on the house. It is great to see it coming together.

Our Pivotal Investment home is taking shape

Our Pivotal investment home is taking shape! I went out to our investment house today and was pleasantly suprised to see good progess. The Frame of the house is complete and some of the window are also in place








The window are in place and all looking good. This will be the outdoor area.

Slab Complete


This week our slab for the Investment Property is complete. I am quite pleased that the Slab has been done quickly.

A slab has been completed on your property, Lot 40 Vista Circuit at Bahrs Scrub! Please see attached invoice.

Photographs are being taken today or tomorrow and will be uploaded into your photo gallery in the next few days. I will send you your username and password to access this gallery as soon as I receive it from the photographer. This should be no later than Friday this week. You’ll then be able to log in and view the progress for yourself!

In the mean time, can you please send me a Westpac Progress Payment Authority form for slab stage? I will match it with the invoice and other paperwork and forward to Westpac for payment. They will conduct an inspection of the property and make sure a slab is completed before releasing the payment to us.

Payment is due within 5 working days (as per our contract), so your prompt attention to this matter would be greatly appreciated.
